Energy Performance Certificates (EPC)

Commercial Energy Performance Certificates (EPC) are now legally required for all non-dwellings when built, modified, let or sold.  A valid EPC must be available for inspection by prospective building occupiers and should be given to the eventual owner or tenant.

What are Energy Performance Certificates (EPC)?

Energy Performance Certificates (EPC) are intended to inform potential buyers or tenants about the energy performance of a building.  An EPC will provide an energy rating for a building which is based on the performance potential of the building itself (the fabric) and its services (such as heating, ventilation and lighting).

When will the regulations apply?

As of 1st October 2008 all commercial buildings require an Energy Performance Certificate (EPC) when built, modified, let or sold. A 'building' can either be the whole of a building; or part of a building, where the part is designed or altered to be used separately.

Situations where an EPC is not required

EPCs are not required for:

  • places of worship
  • temporary buildings with a planned time of use less than two years
  • stand alone buildings with a total useful floor area of less than 50m2
  • industrial sites, workshops and non-residential agricultural buildings where the air is not conditioned
  • buildings due to be demolished
